Plaza Reconstruction and Restoration

The plaza at 1345 Avenue of the Americas had a long history of water infiltration from a deteriorated membrane whose condition has  accelerated from lack of proper drainage medium and drains. In addition, the poorly draining plaza was also contributing to displaced and cracked granite pavers.

Designed to correct the original deficient design, Diaz Architects added additional drains and provided a bi-level type drain for proper weepage at the membrane and plaza level. A drainage composite layer was added above the membrane and above the protective topping slab. This design assured quick and proper drainage of the sub pavement. Hot rubberized asphalt waterproofing was selected to create a proper tie-in to the fountain.

The reconstruction of the plaza provided opportunity for the owner to introduce design amenities like granite seating around the pool, sunken planters, and lighted handrails.
